Estimates
How pricing works
We don't post prices, because a roof is not a product. Here is what decides yours, and when you get the number.
What decides the price
A dozen or more things move the number. Each one appears on the written estimate.
Roof area, in squares, and pitch
Hips, valleys and dormers
Shingle: standard or Class 4
Layers to remove
Vents, flashing and access
What the estimate includes, and what it doesn't
Tear-off and disposal, underlayment, drip edge, shingle, ridge caps, flashing, vents, permit and clean-up.
Not included: decking beyond an allowance, rafter or fascia repair, chimney masonry, gutters, skylights
On an insurance job, your deductible
What happens at the visit
We walk the ground, go up or fly a drone, check the attic, measure and photograph. We show you the photos on the spot.
No fee for the visit
No contract at the visit
Hail season
After a big storm, jobs wait for crews and materials. We say how long and why.
The estimate does not change because of demand
Ask for the schedule in writing
If the job changes
Rotten decking is found only after tear-off, so the estimate states a price per sheet up front.
Any change is priced and signed before the work
No surprise at the end
When you get the number
In writing, after the visit, with options side by side.
Standard and Class 4, itemized
Good for the stated period
What is in the estimate, and what is an extra
