Repairs and leaks
A repair when a repair is enough
We say when a repair is worth doing and when the roof is at the end of its life.
Missing or lifted shingles
Replaced and sealed, with the nearby courses checked.
Matching an old shingle is not always possible
Flashing and vents
The usual leak: chimneys, walls, pipes and skylights.
Re-sealed or replaced, and photographed
Hail and wind damage
Dented vents and cracked shingles, documented before we touch them.
Temporary tarp if more weather is coming
Stains on a ceiling
We trace the stain back to the roof and the attic.
Interior drywall repair is not on the roofing estimate
Repair or replace?
When we say replace
If the repairs add up to about half the cost of a new roof, or the roof is near the end of its life, replacing is usually the better use of the money. We show you the photos behind that advice.
If it is a repair, we will say so, and we will not talk you into more.

Repair questions
What are the signs I need a new roof?
Shingles that are curled, cracked or missing, granules collecting in the gutters, stains on an attic ceiling or daylight through the deck, damaged flashing, and a roof near the end of its expected life.
How do I know if my roof has hail damage?
Bruised or cracked shingles, granule loss in round patches, and dents in vents, gutters and flashing. Some of it can't be seen from the ground, so we look at the roof and take photos of what we find and where.
How long does a replacement take?
Most homes take one to three days of crew work. A steep roof, a large roof or a bad week of weather takes longer. We give you the days we expect when we write the estimate.
What warranty do I get?
Two parts: the manufacturer's warranty on the shingle, and a workmanship warranty from us on the installation. Both are written into your contract with their terms, what they exclude and who registers them, before you sign.
